Tile roofing is beautiful but not waterproof. Tile roofing is a watershed and a decorative roof covering. The actual waterproofing is provided by the felt installed underneath the tile. Felt is organic and deteriorates over time, especially in the hot, Florida sun. This usually takes 12 to 16 years, depending on several factors, and then the felt must be replaced.

Typical slate and tile roof repair may involve a partial or complete replacement of existing underlayment, using ice and water shield, particularly on older and flatter sloped roofs. We fabricate and install copper gutters, chimney flashings, valley flashings, finials, and other decorative sheet metal items that are necessary to restore virtually any roof.

McEnany Roofing installs tile roofing according to the very specific installation Procedures of the Uniform Building Code. Our experience has been that 75% of the tile roofs we inspect do not meet the UBC because they lack the necessary perimeter mechanical fastening and other problems inherent in tile roofing systems.

As a result when a 12-15 year old tile roof starts to leak into the interior space it is usually a much bigger problem than is first thought. Often, it is a telltale sign that the felt is ruined. Delaying the complete replacement of the felt beneath the tile will only result in ongoing frustration for the occupants, not to mention the damage to the interior contents of the building.

Careful planning with a competent "tile roofing" contractor is the answer. It is the only way to get your tile roof problem properly analyzed. If a new underlayment system is warranted, getting the proper system so you only have to do the job once is of the utmost importance.
